House Rules & Additional Fees

To ensure a comfortable experience for all guests, we kindly ask that you review and follow the following house rules during your stay. Additional fees may apply for violations.

  • Smoking & Vaping

    • Smoking or vaping of any kind is prohibited inside units and anywhere on the property. Guests must use the sidewalk or alley.

    • Minimum $500 fee for any evidence or odor of smoke, plus additional cleaning, remediation, or replacement costs of mattress, linens, towels, furniture, etc if necessary.

    • Quiet Hours

      • 10:00 PM – 7:00 AM Please be respectful of other guests and neighbors.

      • Pets

        • Maximum 2 dogs in designated pet-friendly rooms only.

        • Dogs must be registered before arrival.

        • $40 pet fee per stay.

        • $250 fee for unregistered dogs.

        • Dogs may not be left unattended.

        • Excessive barking, whining, pet-related damage, playing fetch, tug-of-war, or similar activities indoors or failure to control a pet or service animal: $250 per occurrence. Guest may be asked to vacate the unit without a refund.

        • Dogs in non-pet-friendly suites: $500 fee.

        • Cats and all other animals are prohibited: $500 fee.

        • Fraudulently misrepresenting a pet as a service animal will result in a request to vacate property without a refund and fined according to the State of Colorado Penalties.

          • Colorado law prohibits the intentional misrepresentation of a service animal and intentional misrepresentation of entitlement to an assistance animal.

          • The provision of emotional support, well-being, comfort, or companionship do not constitute work or tasks for the purposes of the definition of a service animal. The presence of a vest, patch, ID tag, or harness does not confer any special privileges or protections to the owner of an animal that does not meet the definition of a service animal.

        Parties & Disturbances

        Parties and events are not permitted. Excessive noise, disturbances, or guest complaints may result in immediate removal from the property without refund.

        Check-In & Check-Out

        • Pre-arranged early check-in: $25/hour (earliest 1:00 PM)

        • Pre-arranged late check-out: $25/hour (latest 1:00 PM)

        Guests who enter before 3:00 PM or remain after 11:00 AM without prior coordination will be charged a $50 fee. After 11:30 AM, an additional $50 fee will apply for every 15 minutes the unit remains occupied.

        Linens & Property

        • Makeup or other permanent stains on towels, pillows, or linens: $15 per item.

        • Missing or damaged items: Replacement cost plus $50/hour administrative time.

        Excessive Cleaning & Damage

        Minimum $100 fee, plus $50/hour for cleaning, maintenance, and administrative time required to restore the unit due to:

        • Excessive messes, vomit, or unusually dirty conditions

        • Dyeing hair in the unit

        • Bathing dogs in tubs, showers, or sinks

        • Any damage or cleaning beyond normal wear and tear

Cancellation Policy:

Full Refund (minus 3% transaction fee): 15+ days from the start of the reservation

Partial Refund (minus 3% transaction fee): 50% refund 8-14 days from the start of the reservation

No Refund: 7 or less days from the start of the reservation

NO REFUNDS will be issued due to weather, natural disasters, power outages, lack of AC, presence of wild animals or any other natural or man-made occurrences outside of the business’s control.
